RESIDENTIAL LOTS:
Lots 2 & 3 have been approved for subdivision from Lot 1, but have not been recorded. The recordation of the subdivision will be done after the auction. If Lots 1, 2, & 3 are purchased by one buyer, that buyer will have the final determination in subdividing the lots and recording the same.

If lots 2 or 3 are sold separately from Lot 1, the garage/workshop must be demolished and removed. This is a Town of Bridgeton requirement for subdivision, and is not open to negotiation. In the event the building must be removed, the seller(s) will pay for the removal at closing and execute a contract to have the building removed within 30 days of the closing date. Funds for the removal will remain with the closing attorney.

The house was built prior to 1978. Any bidder may have the house inspected for lead based paint or any other reason, PRIOR to the live auction event, and at the bidder's expense. All inspections will be done by appointment made in advance with Wester Auction & Realty, Inc. To make an appointment you must call (984) 500-9395 at least 24 hours in advance of any appointment. At the live auction event, all bidders agree to forego any future rights to have the properties inspected, and accept the properties AS IS, WHERE IS.

COMMERCIAL LOTS:
The 5 lots fronting Hwy 17 are designated by the Town of Bridgeton as "SUITABLE FOR COMMERCIAL DEVELOPMENT". The lots are somewhat small in their current state, so we are proposing to combine Lots "A & B", and Lots "C, D, & E". These 2 combinations are separated by a closed off section of Bridge Street. There will not be a driveway cut allowed by the NCDOT onto Hwy 17. Access is from E Street.

Each property will be offered with a very low starting price and a "Buy It Now" price that can remove it from the auction block. If someone comes forward and offers to pay the buy it now price, we will create a contract. Once this contract has been completed and executed by the buyer and seller, that lot will be removed from the auction. This may happen at any time, so please keep a watch on the lots.

All contract(s) will include a 5% buyer's premium, payable to the auction company at closing.

Online bids will be accepted until the date and time of the live auction. The final high bid received on line will be the starting bid at the live auction. All online bidders will be allowed to bid (online) during the live bidding period.

All lots will be offered separately, and then grouped in any manner deemed appropriate by the auction company. Commercial lots will NOT be combined with residential lots. Any requested combination will require a 5% raise, rounded up to the next $1,000 level. (Example: Let's assume the high bid on the house is $90,000, lot 2 is $17,000, and lot 3 is $18,000. This is a total of $125,000. If someone wanted all 3 parcels combined, the bid would have to be raised by 5% of $125,000, or $7,000.)

After all bids are received on all individual and combined lots, the sellers will make their decisions on which bids are acceptable. At that point, the contracts will be written and executed.

Any lot sold to an online bidder will require an immediate 5% Earnest Money Deposit with the credit card used to register. The signed contract will be sent electronically to the online bidder for signature and completion.

Any lot sold to an in-person bidder will require a 5% Earnest Money Deposit by cash, check drawn on a North Carolina bank, or credit card.

Earnest Money Deposits ARE NOT REFUNDABLE, except in the event the seller(s) cannot provide a general warranty deed, free and clear of all encumbrances, at closing.

The purchase of any lot is NOT SUBJECT TO:
The buyer(s) ability to obtain financing.
