* At auction, the successful bidder will deposit 10.0% of bid price (per package acquired), payable by check, and proceed to close within (30) days of the auction or within (15) days of Court approval.

* Seller will furnish and pay for owner’s title insurance, preparation of deed, conveyance fee and proration of real estate taxes. There will be no CAUV tax recoupment paid by the Seller.
