ONLINE SALE DATES: Bidding starts at 12:00 pm EST Sunday, Jan. 21st, 2018. Lots will close every minute starting with Lot 1 at 12:00pm on Jan 21, 2018 and start closing on Friday Jan. 26th at 12:00 pm. Individual closing will be extended 5 minutes when a new bid comes in within 5 minutes of lot closing. Bidding is predicted to end early evening on Jan. 26th. A notice will be sent to the high bidder once bidding ends.

PREVIEW DATE: You may come by the home to preview items on Saturday Jan 20th from 1 pm to 4 pm or by appointment (828) 772-5959. No early sales. Address of viewing will be listed here on January 19th.

PICK UP: Local pick up only between 12 pm to 5:00 pm on Saturday, Jan. 27th. Pick up location is at residence in central Mills River, NC. Exact location of pick up will be on your invoice if you win any items. You MUST communicate with us regarding payment and pick up/shipping plans. Please call 828-772-5959 or email michelle@downsizewnc.com with your plans. Access to items is direct without any stairs or hazards. PLEASE BRING HELP FOR HEAVY ITEMS. PAYMENT INFO: You will receive an EMAIL with an attached invoice from us AFTER THE CLOSE OF THE ENTIRE AUCTION, not after the item was sold. This email will include payment instructions via PayPal and instructions for pick up. Paypal requires a secure sign in and accepts all credit card payments. Buyer will need an account on Paypal.com and will use our email address,michelle@downsizewnc.com, for payment on PayPal. We will check IDs at pick up time. We accept Visa, MC, Discover and American Express. A customary15% buyer premium is added to final bid price. NO PERSONAL CHECKS PLEASE.

Once the auction has ended, the items become the property of the winning bidder (buyer). Ownership of items not picked up during pick up times, or left un-paid for within 24hours of auction ending time will revert to the party with primary vested interest in the item to sell or dispose of item as it sees fit. Any funds paid shall be forfeited to satisfy terms of sale.

If you need to make other payment arrangements, you MUST call us to communicate prior to pick up date or your items will be forfeited. **All items must be paid for within 24 hours of sale ending (that means by Saturday Jan. 26 at 11 pm) using PAYPAL or call us to communicate other payment preferences. No exceptions. NO REFUNDS OR RETURNS WILL BE ISSUED.

Art of Downsizing offers lot descriptions to the best of our knowledge presented solely for the convenience of the purchaser. Prospective bidders should investigate a lot thoroughly before bidding by reviewing all photos and descriptions and coming to preview prior to bidding. Pictures are considered part of the description. We do not accept liability for any omissions or mistakes in the description or photos. By bidding the Bidder acknowledges that Bidder has investigated the lot to his or her satisfaction or that Bidder has chosen not to do so, and agrees to accept the lot being bid on with no objections after the sale closes. Ownership of all online purchases not picked up during pick up times listed will be forfeited and you may lose your right to bid on items in our future sales. After 2 days, we will take the items to donation. You may call us if you have any problems picking up at 828-772-5959

We will use reasonable efforts to carry out online bids and do not accept liability for equipment failure, inability to access the internet or software malfunctions related to the execution of online sale.

By bidding on any item in the sale, the bidder permits Art of Downsizing LLC to add them to their email mailing list. Bidder may freely opt out of mailings at any time by following the instructions in any mailing.

The auctioneer has the right at his or her absolute and sole discretion to refuse any bid, to withdraw any property before and during the sale, as well as reserve the right to group one or more lots into one or more selling lots, or to subdivide into two or more selling lots.

Silent bids on items may be made in writing during preview and considered in case of items with no bids during auction. Same terms and payment conditions apply.
