AUCTION LOCATION: The auction will be held at the offices of Curran Miller Auction & Realty, Inc., located at 1005 E. Walnut Street, Evansville, IN. From Hwy. 41, go west on Walnut, which is the 1st street south of the Lloyd Expressway at D-Patrick Ford to the corner of Kentucky.
PROPERTY LOCATION: In Posey County, the land is located ¼ mile south of Hwy 62 and ¼ mile west of Caborn Rd via an easement along a dirt farm road.
In Spencer County, the land is located 3/8th mile south of Hwy. 66 at Hatfield, IN. on Eureka Rd. Turn west or right on CR 50 N and the farm lays south of CR 50 N. 1 mile to CR 50 S. The farm also fronts CR 50 S for 3/8th mile. TRACTS
POSEY COUNTY: This tract consists of very high quality and productive soils. According to the FSA Office, there are 40.91 farmland acres and 40.91 cropland acres. The Posey County Assessors office shows 34.027 acres being Patton Soils, 6.593 acres being Henshaw soils with a small amount of Evansville. This is simply the best of the best soils for agricultural production.
SPENCER COUNTY: According to the FSA Office, the farm consists of 196.37+/- acres with 180.88 acres being tillable. There are several soil types on the farm with the primary soils being Wheeling silt loam, Weinbach silt loam, Ginat & Sciotoville. For the last several years, the farm has raised primarily corn with some beans in a rotation. The farm is very accessible with public roads on both the north and south ends. This parcel enjoys a good reputation and is a highly desirable tract of Spencer County land.
MINERAL RIGHTS: The mineral rights will be conveyed to the purchaser. There is currently active oil production on the Posey County farm that will be assigned to the purchaser.
