Terms:
1) $5,000 as deposit in cash or certifiable check within five business days of the Final Contract, the reasonable terms of a current letter of credit may be considered by the Sellers, balance at closing. A Buyer's Premium of 10% will be added to the final bid to arrive at the Final Contract. The seller will provide a good deed and an insured title!
2) Additionally, the Sale the Seller will allow up to ninety calendar days from the date of the mutually signed contract for the Buyer to obtain acceptable septic approval from Williamson County at the Buyer's expense. If deemed unacceptable by either party the Buyer will be refunded the deposit.
3) In all other matters, this property is selling like all auctions "as-is, where-is." It is suggested Bidders fully research ALL CHARACTERISTICS of the property being sold to their own satisfaction and use prior to bidding or bid waiving inspection. This property is selling strictly 'AS - IS' with no contingencies, guarantees, or warranties expressed, implied, or subject to financing, except those accepted by the Seller in writing.
