AUCTION TERMS
Sale Method: This is a reserve Auction , however, seller is motivated to sell. Property IS available for and subject to sale prior to auction.
Survey: No survey is provided., however, pins are visible.
Possession: At closing
Taxes: Pro-rated to date of closing
Financing: Sale is NOT contingent on financing. Make arrangements prior to bidding.
Registration: In order to register to bid, potential bidders must have a bank letter of guarantee and provide positive identifica-tion. Absentee bidders are encouraged to participate, however, must register one week prior to auction.
Earnest Money and Purchase agreement: Immediately following the close of bidding, the approved high bidder will be required to deposit with United Country Duncan’s Auction & Realty $1000.00 earnest money and sign a purchase agreement with the sell-er. Balance due at closing no later than 30 days after signing of contract.
Conditions and easements: subject to all easements, covenants, and restrictions on record.
United Country Duncan’s Auction & Realty and Kim Duncan, Auctioneer/Broker are agents of the seller.
