This online only auction will only conclude with seller confirmation of final bid price. The auction is a cash sale and will not be contingent upon or subject to financing, appraisal, survey or inspections of any kind. Bidders signify their agreement to these terms by registering for this auction and placing bids.

A 5% Buyers Premium is added to the high bid of each parcel. As an example, on a parcel with a winning bid of $100,000, the final bid price will be $105,000. The final bid price is considered the actual sales price and will be used on the purchase agreement. The final bid price will also be used when transfering tax and title insurance. A Contract to Purchase will be emailed or personally delivered to the winning Bidder at the conclusion of the online only auction and acceptance of bid price by the seller. Contract to Purchase shall be returned to Leist Auctioneers by 3pm on Tuesday, August 29, 2017 via email or personal delivery.

A 10% non-refundable Earnest Money Deposit in the form of cashier's check or wire transfer shall be received by Leist Auctioneers at Antrim Title Co. by 3pm on Tuesday, August 29th, 2017. Cashier's Check shall be delivered personaly while Wire Transfers shall be delivered to Huntington Bank by the previously designated date and time. Balance of purchase price is due at closing within 30 days. Purchaser will be responsible for all wire transfer fees and associated expenses.

Buyer will receive possession at closing. All closing fees charged by Antrim Title Company will be shared equally between the buyer and seller.

Successful Bidders who do not sign and return their Purchase Agreement with Earnest Money Deposit by 3pm on August 29, 2017 will be considered in default. If your closing is delayed for any reason, by you as purchaser, or other parties working on your behalf, including any lender you involve, you may be declared in breach of this contract, forfeit all deposits made, and could be additionally liable for any and all costs incurred by the Seller and Leist Auctioneers incurred in a subsequent resale of the property.

For example, this auction is scheduled to close at 5pm. If a bid is entered at 4:59pm, the auction close will be extended to 5:02pm. This feature will remain active until no further bids are received within the 3 minute time frame.

Two percent (2%) bid price commission is available to properly registered Brokers. Brokers must pre-register their prospective Buyers with Leist Auctioneers at least 24 hours before the scheduled end of auction. Agents who do not pre-register their Buyer under these guidelines will not be recognized as Buyer Agents and will not be entitled to the 2% commission. Broker cannot act as a Principal and Broker on the same transaction.

The terms and conditions of the Purchase Agreement, including these additional terms, shall survive closing and shall bind and the benefits shall inure to the heirs, successors, representative and assigns of the Parties.
