CONTRACT SIGNING: At the conclusion of the Auction, the winning bidder will receive an email confirming his or winning bid status. In this or a subsequent email the Winning Bidder will receive a link to sign all documents electronically. The Contract will be submitted to the Seller for confirmation.

FINANCING: Financing is not a contingency of sale. Be sure to have all financing arranged prior to bidding. Your earnest money is NON-REFUNDABLE.

DEPOSIT: An earnest deposit in the amount of $250 will be required within 24 hours of contract acceptance. Accepted methods of payment are bank wire, personal / business check or cashier's check made payable to Pfalzgraf & Dierking Title Co, Wellington, Kansas.

BUYER'S PREMIUM: A 10% buyer's premium will be added to the final bid ($1,500 minimum). This amount will constitute the Contract Sales Price.

POSSESSION Closing will take place no more than 30 days from date of auction. The Seller will convey good and marketable title at closing. Title Insurance and Escrow closing costs will be shared equally between Seller and Buyer. Any costs associated with a loan will be paid by the Buyer.

REAL ESTATE TAXES: Real Estate and Personal Property taxes shall be prorated to date of closing.

TERMS: The property is being sold “AS IS, WHERE IS” without warranty or guarantee of any kind. Each potential buyer is encouraged to perform his/her own independent inspections, investigations, inquiries and due diligence concerning the described property.

AGENCY DISCLOSURE: Theurer Auction/Realty LLC is the selling agent and all parties employed by or associated with Theurer Auction/Realty represent the Seller in this transaction.

BROKER PARTICIPATION: Theurer Auction/Realty encourages Broker/Agent participation. To qualify for a $500 Buyers Agent Commission, all Agents must register their client 24 hours prior to the bidding closing. Bring your buyers. This is a good opportunity for you & your buyer. DYNAMIC CLOSING: The closing time of an asset is automatically extended an additional 3 minutes whenever a bid is placed within the last 3 minutes of the asset's closing time.

All sketches and dimensions are approximate. No liability for its accuracy, errors or omissions is assumed by the Seller or the auction company. All information contained in the advertising and all related materials are subject to the terms and conditions outlined in the purchase agreement. The Auctioneer reserves the right to bid on behalf of the Seller up to, but not beyond the Seller's reserve (if applicable). This property is available for and subject to sale prior to auction. INSPECTIONS: It is Buyer's responsibility to have any and all desired inspections completed prior to bidding, including, but not limited to, the following: roof; structure; termite; environmental; survey; encroachments; groundwater; flood designation; presence of radon; presence of lead-based paint or lead-based pain hazards; presence of asbestos; presence of mold; electrical; appliances; heating; air conditioning; mechanical; plumbing (including water well, septic or lagoon compliance); sex offender registry information; flight patterns, or any other desired inspection. Bidder acknowledges that Bidder has been provided an opportunity to inspect prior to the ending of the Auction and that Bidder has either performed all desired inspections or accepts the risk of having not done so.

The auctioneer reserves the right to add or remove items form the auction; split or combine lots; add minimum bids or reserve prices; cancel, suspend, extend or reschedule an individual item or auction event.
