AUCTIONEER'S NOTE: We will be Auctioning off the Real Estate at 4:30 PM followed by the personal property. See below for the Terms on the Real Estate and the personal property. PERSONAL PROPERTY: Contents of the home will be Auctioned inc: Furniture, bedroom set w/two full sleepmatic beds, dressers, tables, curio cabinets, flat screen TV, all the kitchenware & small appliances, Husqvarna rotary mower, framed prints, Toro small sidewalk snowblower, bottles, 40v cordless trimmer & blower, garden tools & outside deco, glassware, DVDs, figurines, ceramics, power wheel chair, sterling candlesticks & flatware set, silverplate items, knick knacks, china, mantle clock, vases, plus much more. 

REAL ESTATE TERMS & CONDITIONS: Bank Letter of Credit and $9,000.00 non-refunded (in the event of your accepted bid), earnest money in the form of certified funds made payable to yourself must be presented when registering to provide proof of funding. If you are the successful bidder funds will be endorsed over to Bob Hagemann Auction & Realty Service, LLC Trust Account. A 10% Auction Buyer’s Fee will be applied to the final bid to determine the final price. High bidder will be required to fill out State of Wisconsin standard WB-11 Residential Offer to Purchase. Reserve by seller. Bob Hagemann Auction & Realty Service LLC is acting agent for the seller. If there is a minimum commission or if the is reduced in negotiations all parties share proportionately in this figure equally up or down on the same percentage basis. Bob Hagemann Auction & Realty Service LLC shall have full and complete in regards to commissions negotiated with seller. Cash closing on or before JULY 12, 2019. 

BROKER PARTICIPATION: We invite brokers to participate in this event by offering a broker participation fee. In order to participate in broker participation, broker must complete the required forms obtained from our office.The broker may submit an opening bid for the property on behalf of their client. If their client is the successful purchaser of the property and closes the transaction, the broker will receive 4% of high bid. No commission will be paid if the bidder fails to close. Broker must register his/her client by email or fax with Bob Hagemann Auction & Realty Service LLC, 28421 Rowntree Road, Burlington, WI 53105. FAX: (262) 534-5066. Registration must be on the broker registration form provided by Bob Hagemann Auction & Realty Service LLC and must be signed by broker/salesperson and client, 48 hours prior to sale. Additionally, the cooperating broker must attend the auction with his/her client. Brokers acting as principals are not eligible for this commission. There are NO EXCEPTIONS to this procedure, and no broker registrations can be accepted at Auction site.
