Listing Terms and Conditions

We deliberately do not publish the house address until the morning prior to the first day of the sale.
There is always plenty of good directional signage.
We hand out numbers an hour before the sale; this allows our customers the option to wait in their cars or run a quick errand.
Early arrivals should politely form a line until numbers are handed out by Southern Estates.
We do not offer previews nor do we pre-sell…that would be most disappointing to our customers.
We do not keep an inventory list or price sheet with us so we will not be able to answer those kinds of inquiries prior to the sale.
Please remember to avoid parking on any lawns, blocking driveways and mailboxes, and park ONLY on even numbered side of the street so that vehicles can pass. We will always support law enforcement’s efforts to maintain safety and order.
We have several workers facilitating the flow of the sale, moving from room to room answering questions and marking larger items as SOLD for customers.
All items are clearly marked, we do not negotiate but we do price fairly.
In order to “stake your claim” on an item you cannot carry, you must request that a worker mark it with your name and make payment within 1 hour, or the item will be made available to other buyers.
We do not “Hold” items for consideration or trips to the bank. Only committed purchases will be marked “SOLD”.
We usually have a dolly and a few simple tools for your use, but you MUST bring your own muscle to move large or heavy items…
All purchases must be removed by sale’s end or your purchase will be forfeited.
Bringing your own boxes, bags, and packing materials is a great idea as we tend to run out quickly.
It is the buyer’s responsibility to package and box their purchased merchandise.
All containers are subject to inspection for the security of our clients’ property.
Discounts vary from sale to sale, While we love to make our customers happy, our first priority is to our client(s)–to make them the greatest return possible on their property.
We feel that we price the inventory fairly for our buyers from the beginning, yet at times may decide to discount as a means to stimulate sales and move the inventory.
Southern Estates accepts in-state checks on totals over $10 with sufficient ID. We also accept Visa or MasterCard. Of course we LOVE cash and exact change.
