Auction company will place all deposit funds into trust account. In the event that the highest online bidder is outbid at the live auction the entire $10,000 deposit will be refunded. Should the highest Online bidder become the successful bidder, the balance of funds for the purchase price is due at closing within 61 days. Title will pass with a personal representatives or warranty deed. Property is being sold at the approval of the seller/agent.

Funds will be verified by auction staff prior to registration. Successful bidder will place in trust with the auction company a deposit of $10,000 in the form of cash or cashier's check. Financing: Sale of the property is not contingent upon the buyer obtaining financing.

Closing Costs: The deed shall be prepared and acknowledged by Seller at Seller's expense and recorded at the expense of Buyer. The buyer shall pay all title searches, title insurance charges, survey expense, usual conveyance expenses, and recordation taxes, including the Grantor's tax. Real estate taxes, water and sewer charges, if any, will be prorated as of the date of closing.

Failure to perform: If successful bidder fails to close within 61 days for any reason, bidder agrees to forfeiture of entire deposit of $10,000.

Closing: Taxes will be prorated to the closing date. The successful bidder will sign a WI Offer to Purchase agreement.
