This Auction is a RESERVE AUCTION. Reserve price must be met for successful sale. Property can be sold prior to the end of the Auction with an acceptable offer to the buyer. Call now and ask for details. 715-209-1654

1. ALL BIDDERS registering for this auction agree that they have read and fully understand these and all terms posted at this auction and agree to be bound thereby. The auctioneer also reserves the right to add or change terms by posting on items that are being Auctioned.
2. IDENTIFICATION: All purchasers are required to register with HiBid / Auction Flex. HiBid / Auction Flex will determine your bidding number as registrations begin. Please provide accurately and completely, all information required by the registration.
3. DISPUTE BETWEEN BIDDERS: All bids are final at the close of the Auction. If earnest money is not paid within 3 days after the Auction ends the Auctioneer at their discretion can draw from credit card or put item back up for Auction and resell to the highest bidder. The decision of the auctioneer shall be final and absolute.
4. AS IS: Property is sold As Is," Where is" make sure you have inspected this property prior to bidding. Disclosure reports can be provided upon request. This sale is final.
5. RESPONSIBILITY: Purchaser assumes complete responsibility for property immediately upon payment.
6. PAYMENT: Complete payment in full-required within 45 days of the auction. Occupancy shall be granted after closing, unless arrangements are agreed on by the seller.
7. RECORDS: The record of sale kept by the Auctioneer and Clerk will be taken as final in the event of any dispute.
8.PERSONAL AND PROPERTY RISKS: Persons attending showings during exhibition, auction, assume all risks of, damage of, or loss to person and/or personal property, and specifically release the auctioneer from liability; therefore, neither the auctioneer, nor their principle shall be liable by reason of a defect in or condition of the premises being auctioned
9. AGENCY: The Auctioneer is acting as an agent for the seller only and is not responsible for the act of its principals.
10. LEGAL ACTION: Bidder agrees that any legal proceedings arising out of this auction, including any litigation will be initiated against the Bidder in Ashland County, Wisconsin and Wisconsin law will apply.
11. 10% earnest money will be due within 3 days of purchase contract being drafted. This will be non-refundable if the sale does not go through due to no action of the seller. If the seller cannot fulfill their obligation to transfer property, all easrnest money will be refunded to the buyer. If the buyer and seller cannot agree upon the distribution the Auctioneer will deliver all earnest money and all documentation to an independent lawyer and the lawyers decision of distribution will be final.
