This Auction is a RESERVE AUCTION. Reserve price must be met for successful sale.

1. ALL BIDDERS registering for this auction agree that they have read and fully understand these and all terms posted at this auction and agree to be bound thereby. The auctioneer also reserves the right to add or change terms by posting on items that are being Auctioned.
2. PLEASE provide your number if applicable to the clerk after each purchase to eliminate possible error.
3. DISPUTE BETWEEN BIDDERS: All bids are final at the close of the Auction. All items are to be paid for before removing from Auction site.
4. AS IS: Each item is sold As Is," Where is" make sure you have inspected your item before your bid. All sales are final. A Real Estate Condition Report will be provided upon request and at time of acceptance. This sale will be done through a title company and written on approve Wisconsin Real Estate forms upon accepting your bid
5. PAYMENT: Complete payment in full-required before taking posession. Closing will be through a title company and property will be conveyed with a warranty deed.
6.PERSONAL AND PROPERTY RISKS: Persons attending during exhibition, auction, or removal of goods assume all risks of, damage of, or loss to person and/or personal property, and specifically release the auctioneer from liability; therefore, neither the auctioneer, nor their principle shall be liable by reason of a defect in or condition of the premises on which the auction is held or items are picked up.
