Premises is alarmed and valuables are stored in extremely secure vault and at our bank’s safe deposit vault next door.

The entire showroom and (inside and out) is under 24 hour off site video monitoring and recording.

Methods of payment: Cash, Credit Card, Debit Card, or Check if we know you well. Cash will expedite the payment process.

Remember that sales tax will be collected if you do not provide a valid California Resale Permit Number. Bring us a copy of your resale number if you have one. Sales tax rate in Orinda is 8.75%.

No early sales. (Meaning not before we open on Friday morning.)

Rain or Shine! There is a covered waiting area if it rains.

Please do not remove price tags from any items. If you wish to buy an item place a “sold “ sticker (with your name and telephone number on it) to the desired item. Or write your name, telephone number, and SOLD on the price tag. All sold stickers must have a telephone number, if they do not, the item will not be considered sold. Do not put a sold sticker or write SOLD on any item that you are not 100% sure about buying.

Please bring help if you plan to buy large furniture. Bring furniture pads/blankets. Also, please bring your own shopping bags/boxes.

Remember that all items are sold as-is with no returns or exchanges. All sales are final. We are a true estate liquidation company and have no way to credit or reimburse customers as the estates are paid immediately after the sale.

It was common that many of our customers would wait the entire night in front of our building to secure an early place in line for entry. In fact, customers were waiting up to three nights in a row to secure there place in line. Due to complaints from neighboring businesses and the building management, we have adopted a lineup system in order to disincentivize camping out for the sale. Here are the new rules for estate sale lineup, list, waiting, and entry procedure:

  1. No person shall arrive before 4:00 A.M. the morning of the sale.
  2. A list will be started at 4:15 A.M. (and not any earlier) by the persons who are present.
  3. Any person WHO IS PRESENT may put there name on this list between the time frame of 4:15 A.M. and 4:30 A.M. Persons who are present and put their name on the list between this time frame will be entered into a ‘luck of the draw” group. These names will be written on cards, shuffled, and drawn randomly to establish entrance order (by Rick) 5-10 minutes before the sale opens. The cut off time to put your name on the list for the “luck of the draw” group is when the clock strikes 4:31 A.M. (Not 4:32 A.M., not 4:33 A.M., etc.) You may not sign up anyone who is not present. A present individual will draw a line under the last name on the list when the clock strikes 4:31 A.M. and write the time down next to the line. This will be the cut off for the “luck of the draw” group.
  4. Anyone who arrives at 4:31 A.M. or later will sign the list and enter as the number in which they arrived. For example, if you arrive at 4:31 A.M. and there are 14 people on the list in the “luck of the draw” group, you will automatically be number 15 in line to enter the sale and will not be entered in the “luck of the draw”. Say you arrive at 6:32 A.M. and there are 23 people in the “luck of the draw” group and 10 people signed up after the 4:30 A.M. cut off, then you will automatically be number 34 to enter the sale.
  5. All persons who sign the list AT ANY TIME must remain in the area to keep their name on the list. You must stay in the area no matter what number you are on the list, this includes the “luck of the draw” group. If you leave the area for an extended amount of time you will be removed from the list and go to the back of the line when you arrive. Waiting in your car within sight of the front door of the showroom is fine. Going to the local coffee shop or to use a restroom is allowable. Going home, going to sleep, and coming back later is not. If you decide to leave the immediate area to use a restroom or get a drink/eat, it is suggested you let another person (that is also waiting for the sale to start) know that you are doing so. Please abide by the above policy or please pass on our sales. We may also open early (as much as an hour) if there are many people waiting outside and our staff is ready.
  6. Jewelry and smalls in the cases will still be shown to customers in the order of entry number. After the “luck of the draw” group receives their entry numbers, numbers for the case will be handed out to folks in line in the same order. You cannot trade or give away your number for the cases. Please do not stand in front of the display cases unless you are the one being served. Give the person(s) being served room so they can quickly see what they would like to buy. This will expedite the wait for everyone.
  7. There is no “luck of the draw” lineup policy for the second day of the sale. Second day lineup/list will be as it had been prior.
