Here are the terms and survey map and costs! There should be 7 terms

1. 5% buyers premium will be added to the final bid to determine the buyers purchase price.

Example; A buyer's winning bid is $100,000 then 5% will be added, ($5,000) , and the total contract bid will be $105,000 plus 1/2 of survey and closing costs.

2. Sale is subject to the approval of The Hickman County Court. Earnest money will be deposited in TONY NEILL ESCROW ACCOUNT, Hardin County Bank, Savannah Tennessee and then when sale is approved transferred to Melanie Cagle Escrow account for the closing. She will represent the sellers in this transaction. The buyer may use her services or choose an attorney of their choice. Should the sale be disapproved then the earnest money shall be returned to the buyer, contract shall be null and void, with no further recourse against agents or estate.

3. The buyer shall pay for all their closing/loan costs, state and local taxes and recording fees, and seller shall pay for all their closing costs. Real Estate taxes shall be prorated to closing with seller receiving credit and assuming the reasonability of paying the 2020 land taxes.

4. Earnest money is 25% of the winning bid or if a lesser amount a letter of credit from bank guaranteeing funding. Should a buyer fail to preform the damage payable to estate and agents shall be equal to 25% of the winning bid. .Terms;

Here are the terms and attached aerial survey map and costs! There should be 7 terms
1. 5% buyers premium will be added to the final bid to determine the buyers purchase price.
Example;  A buyer's winning bid is $100,000 then 5% will be added, ($5,000) , and the total contract bid will be $105,000 plus 1/2 of survey and closing costs.
2. Sale is subject to the approval of The Hickman County Court. Earnest money will be deposited in TONY NEILL ESCROW ACCOUNT, Hardin County Bank, Savannah Tennessee and then when sale is approved transferred to Melanie Cagle Escrow account for the closing. She will represent the sellers in this transaction. The buyer may use her services or choose an attorney of their choice. Should the sale be disapproved then the earnest money shall be returned to the buyer, contract shall be null and void, with no further recourse against agents or estate.
3. The buyer shall pay for all their closing/loan costs, state and local taxes and recording fees, and seller shall pay for all their closing costs. Real Estate taxes shall be prorated to closing with seller receiving credit and assuming the reasonability of paying the 2020 land taxes.   
4. Earnest money is 25% of the winning bid or if a lesser amount a letter of credit from bank guaranteeing funding. Should a buyer fail to preform the damage payable to estate and agents shall be equal to 25% of the winning bid. The closing shall be set within 30 days of approval by Court of sale , with agents and agents only having the right to extend the date for legal work. Consideration is given to Bank/Loan time and needs. Possession with deed.

6. Farm will sell with an insurable title at the cost of the buyer. Property is being sold AS_IS condition, with no disclosure, subject to all state and local planning regulations, zoning, recorded and unrecorded utility easements(NOTE: There are no public water touching this property anywhere. There is a unrecorded public water line to the house only, that water meter and line is on another property, the line runs with the McFarlin Lane road easement and then leaves road and runs with the electric power easement to the property. It is and will be the responsibility of the buyer to assume the responsibility of maintaining this water line and to pay in full all costs of repairs and repair to disturbed ground. Should the water line become unrepairable then said private water line shall be extended in the road right-of-way to buyers property and then run on buyers property to house.THIS IS A PRIVATE WATER LINE FROM METER TO THE HOUSE) , road, flood way & flooding easements/rights.
7.. Farm will be first offered tract at a time and then as a whole with a 10% raise of the total bid, with the farm selling the way it brings the most money.
