*Buyer is responsible for all loading, disconecting and hauling of all items, Bring trailers, tools and boxes.
*No shipping is available for this auction. Buyer is responsible for any shipping & fees needed.
*You will receive an email with an attached invoice from Beduhn Real Estate & Auctions after the close of the auction the next day
*A 10% buyers fee will be added to the final bid price of all Personal Property Lots,
*A 3.50% convenience fee shall be charged for all credit card purchases.
* 5.00% Winnebago County WI sales tax applies unless a tax exemption form is presented to the auctioneer prior to the auction closing.
*ITEM LOTS will end every 45 seconds. If an item receives a bid in the final 2-minutes of its scheduled closing it will extend another 2-minutes until no further bids are received.
*Your Maximum Bid = The maximum amount you are willing to bid on a Lot. The price will only increase by the minimum increment, but will automatically raise to your maximum bid as others bid on the Lot over time.
*Open House inspection is recommended. These are used items, you must use your own judgement when bidding on these items.

*Real Estate Bidders: A10% Buyer Fee will be added to the high bid to create the purchase price.

estate by 5pm of April 10th, 2020. The Real Estate part of the auction shall be cancelled.
*Deadline to submit Real Estate Offers before the auction close shall be 5:00 pm April 10th, 2020.
*Beduhn Real Estate & Auctions will co-broke with other licensed brokerages on the sale of the real estate . A 1.5% commission will be paid to co-operating brokerages if the potential buyer was registered with Beduhn Real Estate & Auctions before buyer places a bid on the Real Estate and the Offer has a successful closing .
* Successful bidder for real estate shall sign a Selling Broker provided standard Wisconsin WB-11 Residential Offer to Purchase within 48 hours of auction ending. (No Contingencies selling "AS IS" with "All FAULTS" ). This Offer shall be presented to Sellers. Sale of Real Estate is Subject to Seller Approval and Confirmation.
