PROCEDURE: The property will be sold as a whole, AS IS.

DOWN PAYMENT & PURCHASE AGREEMENT: A 10% down payment of the total contract purchase price will be due by 5pm the day property is sold. Buyer must appear in person at Young and Young Attorneys, 44 S Main St, Manheim, PA 17545 to give down payment and to sign Purchase Agreement and Seller's Disclosure. The down payment may be paid in the form of personal check, business check, or cashier's check. No out of state checks. The balance of the contract purchase price is due at closing within 45 days.

YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.

ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding. Bidder agrees to appear in person to sign purchase agreement at Young and Young Attorneys, 44 S Main St. Manheim, PA 17545 within 24 hours of the close of bidding.

TRANSFER TAX: Buyer is responsible for all transfer taxes.

CLOSING: Closing shall take place within 45 days after the close of bidding, or is mutually agreed upon.

POSSESSION: Possession will be given at closing - Date of Deed.

TITLE: Seller shall execute a proper deed (General Warranty Deed) conveying the real estate to the buyer(s). Property will be conveyed with good, clear title.

REAL ESTATE TAXES AND ASSESSMENTS: The current year taxes on said Property shall be prorated to the date of closing.

EASEMENTS: Sale of said property is subject to any and all easements of record.
