The high bidder will be required to sign a purchase and sale agreement with $5,000.00 in earnest money that will be presented to the seller of the real estate the day after the auction ends. The seller reserves the right to accept or reject high bid. If accepted, the sale is to close within 30 days for cash. The high bidder will meet with Joe Hutchins, Listing Agent, at the office of Triple A Realty, 1838 Eldridge Ave., Twin Falls, Idaho at 10:00 AM the day following auction unless other arrangements are made prior to the auction close. All offers made before auction ends will be presented to the seller. If seller accepts any offer before auction ends, the auction will be suspended. Buyer will pay all closing fees. The property taxes will be prorated at closing. Property is sold as-is, where-is; inspection and due diligence are the responsibility of the buyer. INSPECTIONS THAT A BUYER MAY WANT MUST BE DONE AT THE BUYER'S EXPENSE PRIOR TO THE END OF THE AUCTION; THERE ARE NO INSPECTION CONTINGENCIES.
