SALE: The Property will be sold via online auction, which will be held August 1st, 2020 for the property located at 3225 Lois Lane, Kempner TX 76539. Auction bidding will open July 8th, 2020 and will countdown to close starting at 6PM August 1st, 2020.

QUALIFYING TO BID: Registered bidders may be asked to show proof of their financial ability to close. Financing is not a contingency of the sale. The Auctioneer may require a bank statement, a brokerage statement or a financial institution letter showing sufficient funds to close on the purchase up to the amount that you plan to bid.

PROPERTY WILL SELL SUBJECT TO SELLER CONFIRMATION

HIGH BIDDER REQUIREMENTS: Immediately following the close of the auction, the high bidder will be required to place (5%) five percent of the total purchase price down as earnest money via wire transfer to title company. Also, the high bidder must sign an Auction Real Estate Sales Contract without any amendment or revision thereto. The balance of the total contract price shall be due from the buyer at closing. FINANCING: The sale is not contingent on Buyer's ability to obtain financing. Buyers should arrange for their financing prior to the auction up to the amount that you plan to bid.

CLOSING: Closing shall be on or before Fourteen (14) days following the date of the auction if a cash sale and Twenty-one (21) days following the date of the auction if buyer is financing. AUCTION REAL ESTATE SALES CONTRACT: Earnest Money in the amount of 5% of the total purchase price is due immediately following the Auction via wire transfer only. Customers who do not wish to be notified should contact the office of the Auctioneer and request removal from the email mailing list. Bidder is responsible for security of his/her bidding number/user name and password, and any and all bids placed under the assigned number/ID. Auctioneer should be notified immediately if Bidder believes number and/or password have been compromised. CHOICE OF LAW: The law of the State of Texas governs this agreement and venue is proper in Tarrant County, Texas.
