ABSOLUTE AUCTION. Property sells to the highest bidder(s) without minimum or reserve! Offered in one .46 acre parcel only. A 5% Buyers Premium will be added to the high bid to determine the final sales price. Successful bidder shall deposit 15% irrevocable earnest money upon close of the Auction, with the balance due in certified funds upon closing on-or-before September 31, 2020. Possession given upon closing. Property sold without buyer contingency of any kind. Have financial arrangements secured prior to bidding. Property sold by legal description only, a survey, if required, would be at the expense of the Buyer. Marketable title will be transferred by Warranty Deed, subject to any easements, restrictions covenants and/or reservations of record. A title insurance policy showing marketable title will be provided by Sellers and is available for your inspection prior to the Auction. 2019 and prior year taxes will be paid by Seller. 2020 real estate taxes will be prorated to date of closing using the most current tax levy available. Auctioneers/Brokers and their associated staff are representing the Sellers in this transaction.
