A deposit of $5,000.00 in the form of cash or certified check is
required from buyer at the time and date of auction, settlement
45 days after auction date. If buyer defaults at settlement buyer will forfeit the down payment in full. Cost of property tax will be adjusted from date of auction. All settlement fees and costs, transfer and recordation tax will be borne by buyer. Additional terms may be made day of auction. Owner reserves the right to reject any and all bid. Real property improvements and fixtures are being sold as is with no warranty.
