10.0% of High Bid non-refundable earnest money in the form of good check, cash or wire transfer within 24 hours of the close of auction, or accepted offer with the balance of purchase price due at closing. Purchaser shall be responsible for all wire transfer fees. Proof of cash funds to be delivered within 10 days.

Closing will be within 45 days. There will be a buyers fee of 10% added to the bid price to arrive at the final purchase price. Example: Bid price $50,000. plus $5,000. (10% buyers fee) equals purchase price of $55,000.

This online auction is a cash sale not contingent on or subject to financing, appraisal, survey or inspections of any kind. This property is being offered AS IS without warranty or guarantee by the auctioneer or seller. , conveyance shall be via Deed.

End time of Auction: LaCount Auctions LLC Online only auctions are timed events and all bidding will close at specificed time, or at an extended closing time determined at the descresion of LaCount Auctions LLC for good cause.

Online Only Auctions also have an auto extended feature. Any bid placed in the final 10 minutes of an auction, will automatically extend the end time by an additional 10 minutes from the time bid was placed. Example: if an auction scheduled to close at 5:00 receives a bid at 4:59, the close time will automatically extend 10 minutes to 5:09. The auto extend feature remains in effect until no further bids are received within a 10 minute time frame.

Auction company employees and or auction company may bid on auction items.
