Meehan and Linda Bromley, Trustees, and recorded among the Land Records of Harford County, Maryland at Liber 09182, page 247, default having occurred under the terms of the undersigned Deed of Trust, and at the request of the party served thereby, Cindy R. Diamond, Substitute Trustee will offer for sale at public auction at the Courthouse Door for the Circuit Court for Harford County, 20 W. Courtland Street, Bel Air, MD 21014, on

ALL THAT FEE SIMPLE LOT OF GROUND AND THE IMPROVEMENTS thereon situate and lying in Harford County, Maryland and generally known as 5103 Buttermilk Road, Pylesville, MD 21132, as more fully described in the aforesaid Deed of Trust, a copy of which may be obtained from the Substitute Trustee.

 

The Property is believed to be improved by a dwelling.  

 

TERMS OF SALE:  A deposit of $5,000.00 in cash or certified funds will be required of the purchaser(s) at time and place of Auction Sale. Balance due in cash or certified funds within ten (10) business days following final ratification of the sale by the Circuit Court for Harford County, Maryland. Interest to be paid on the unpaid purchase price at the rate of 5.5% per annum from day of Auction Sale to date of settlement. Time shall be of the essence with respect to settlement by the purchaser(s). The Substitute Trustee reserves the right, in her sole discretion, to reject any and all bids or withdraw the Property from sale at any time before or at the Auction. The party secured herein, if a bidder, shall not be required to post a deposit or pay interest. In the event the purchaser(s) fails to go to settlement as required, then at the sole discretion of the Substitute Trustee, the deposit shall be forfeited or the Property resold at the risk and expense of the defaulting purchaser. The defaulting purchaser shall not be entitled to any surplus proceeds or profits resulting from any resale of the property.  If the Substitute Trustee is unable to convey title, the purchaser’s sole remedy in law and in equity shall be limited to a refund of the deposit and the sale shall be considered null and void and of no effect and the purchaser shall have no further claim against the Substitute Trustee. Taxes, ground rent, water rent and all other public charges and assessments, payable on an annual basis, including special paving taxes and/or metropolitan district charges, shall be adjusted to date of auction sale and assumed thereafter by the purchaser. Cost of all documentary stamps, transfer taxes, document preparation, title insurance, survey costs and all other settlement expenses incidental to the conveyance of the Property shall be borne by the purchaser. The Property will be sold in an "AS IS" condition, without any warranties or representations either express or implied as to the nature, condition or description of the improvements thereon and subject to all easements, conditions, restrictions, rights of redemption, covenants, encumbrances, such state of facts that an accurate survey or physical inspection of the Property might disclose and agreements of record affecting the same, if any. Purchaser shall be responsible for obtaining physical possession of the Property.
