You are entering private property at your own risk. We are not responsible for loss, damage, or injury. No purses, large or small or bags or boxes will be allowed. No bulky or oversized coats. All sales are final. Please carefully inspect items before purchase. There are NO RETURNS-no exceptions. Cash only, no credit cards or checks. We accept checks from pre-approved clients only. We do not lift or load. You are responsible for removing your purchases the day of the sale. If you buy heavy items, bring your own muscle. Sales tax of 7.75% charged on all purchases (Orange County) unless you provide a copy of your valid California resale certificate and fill out our form. All numbers verified on site with the BOE. No excessive haggling or arguing with staff. We endeavor to maintain a pleasant shopping environment for everyone. Please do not email or call asking for prices. We do not give out prices prior to the sale's opening. Thank you in advance for your understanding and cooperation. Bring Help to Load Large Items; Not Responsible for Accidents. Beautiful Balboa Island Cottage....art, women's designer clothing, antiques, Chinese furniture and decorative accessories, collecitibles, fine china, bar, decorative items, more. Some very nice items in this charming cottage... Items are subject to prior sale. Parking is always tough on Balboa Island, especially in the summer. This particular street has restricted parking (street sweeping) from 830-1230 on the west side of the street. Therefore, we decided to begin the sale at 1230 pm. Remember too, We have a huge sale beginning Friday in Laguna Niguel off of Clubhouse in Niguel Summit...house and garage are packed...looks like a Paris flea market, many antiques and treasures to see!! Fri Sat Aug 12-13 from 9-12. Easy to attend just email me your name and let me know you are interested. I will send you the details. We just do not advertise publicly so people cannot just stop by without registering with us first. Thank you.
