AGREEMENT OF PURCHASE AND SALE: The Purchaser shall execute an Agreement of Purchase and Sale, in the form provided by the auctioneer, without modification, 24 hours after being declared the high bidder.

NONREFUNDABLE DEPOSIT: The Purchaser shall pay an amount of FIVE Thousand Dollars ($5,000) when executing the agreement of purchase and sale. Seller shall not be responsible for any claim or damage arising from a misrepresentation about the property made by Auctioneer, unless Auctioneer reasonably made the misrepresentation in reliance on Seller's written statement about the property. The purchaser shall have satisfied himself as to the location and condition of the property, and all descriptions thereof, before bidding.
