3. Soft Close: The auction is designed to offer all registered bidders the opportunity to participate and bid at the auction. The auction will begin to close on Thursday, April 20, 2023, 5:00pm (Central). If a bid is placed before the closing time, the auction will remain open for five additional minutes. If another bid is placed within that time, the auction will remain open until all "dynamic" bids have ceased.

4. Buyer's Premium: A 10% buyer's fee will be applied to the final bid.

5. Earnest Deposit: $2,500.00, balance due upon closing, not to exceed 30 days. Mid Kansas Title to handle closing. Title insurance split 50% / 50% buyer-seller.

6. Property sells as is where is without warranty expressed or implied.
