Payment: Winning Bidders are charged within 24 hours of an auction closing. Double-check your emailed invoice to make sure it is paid; if a balance is due please follow the link to pay PRIOR to making an Appointment for Pick-Up. For larger purchases ONLY, we will accept Certified/Cashier’s Checks (like for our Monthly Vehicle Auctions) be sure to let us know if this is how you intend to pay.
Tax Exemption: Cash Auctions will no longer be accepting Tax Exemption Certificates. We will not be refunding tax on any invoices; we will ONLY be accepting tax exempt forms for Exempt Organizations (Non-Profits, ST-119.1) and Automotive/Car Dealerships (ST-120 for Vehicles). Forms must be submitted prior to an auction closing. All other purchasers will be charged the appropriate sales tax regardless of exemption status- If you believe your purchase is tax exempt you can complete an AU-11 on the NYS Department of Taxation & Finance Website for a refund.
Helpful Terms:
Maximum Bid- This is the MOST you are willing to pay for an item (before Buyer’s Premium/Tax); It is your Best Bid. The site uses this Max Bid to automatically bid (up to your Max) against others that are bidding on the same item. This allows you to place all your bids in advance if you are unable to or do not wish to watch the Lots as they close.
Soft/Extended Close- As a lot is closing, if a bid is placed in the Final 2 Minutes, the closing time will restart the countdown from 2 Minutes. This is to prevent “Bid Sniping” and will allow someone who is outbid a chance at rebuttal.
Staggered Lots- Lots in our auction will not all close simultaneously at the listed end time. Instead, they will begin to close at a rate of "x" (usually 3 or 4) lots per minute, depending on how many lots are in the auction (Vehicle Auctions will close at a rate of 1 lot per 2 minutes). The closing time for each lot can be seen counting down, at all times. We always try to make sure an auction will be complete within 2 hours of the initial closing time.

UNIT IS SPLIT INTO TWO SECTIONS THAT WILL NEED TO BE JOINED TOGETHER ONCE ON SITE.
Features:


The center porch and back part of the building are not included.  That is the make shift hallway access used to run temporary electrical and heat.  Also the blocks the house are sitting on are not included as well, they are used to build next years modular home.  All of the plumbing is roughed through the floor and that is all.  It will need to be connected when finally gets to it's permanent destination.  Electrical as well is run through underneath  and labeled in a junction box.  This way it can be run into a circuit panel at a later point.  There is NO Circuit panel, NO Furnace, NO Hot water tank, NO Siding.  The bedrooms have vinyl flooring in them, there is some extra which may be used in the hallway.  Not sure if there is enough, but is was purchased at a local retailer.  The living room, kitchen, and hallway again are up the the buyer.  The students will be back from their internships next week and hope to finish the counter tops, some of the doors, and possibly the trim.  If they are not finished, they will be coming with the home.  The main bathroom in the hallway, the closet door was a special order and has not come in yet and may not before the home is sold.  So you may have to purchase one.  The tub in the bathroom off the primary bedroom as well will need be finished off by the buyer as well at their expense.  

-Comes with drawings (blueprints) stamped by building inspector from town of West Seneca.

Tax Exemption: Cash Auctions will no longer be accepting Tax Exemption Certificates. We will not be refunding tax on any invoices; we will ONLY be accepting tax exempt forms for Exempt Organizations (Non-Profits, ST-119.1) and Automotive/Car Dealerships (ST-120 for Vehicles). Forms must be submitted prior to an auction closing. All other purchasers will be charged the appropriate sales tax regardless of exemption status- If you believe your purchase is tax exempt you can complete an AU-11 on the NYS Department of Taxation & Finance Website for a refund.
Helpful Terms:
Maximum Bid- This is the MOST you are willing to pay for an item (before Buyer’s Premium/Tax); It is your Best Bid. The site uses this Max Bid to automatically bid (up to your Max) against others that are bidding on the same item. This allows you to place all your bids in advance if you are unable to or do not wish to watch the Lots as they close.
Soft/Extended Close- As a lot is closing, if a bid is placed in the Final 2 Minutes, the closing time will restart the countdown from 2 Minutes. This is to prevent “Bid Sniping” and will allow someone who is outbid a chance at rebuttal.
Staggered Lots- Lots in our auction will not all close simultaneously at the listed end time. Instead, they will begin to close at a rate of "x" (usually 3 or 4) lots per minute, depending on how many lots are in the auction (Vehicle Auctions will close at a rate of 1 lot per 2 minutes). The closing time for each lot can be seen counting down, at all times. We always try to make sure an auction will be complete within 2 hours of the initial closing time.

UNIT IS SPLIT INTO TWO SECTIONS THAT WILL NEED TO BE JOINED TOGETHER ONCE ON SITE.
Features:


The center porch and back part of the building are not included.  That is the make shift hallway access used to run temporary electrical and heat.  Also the blocks the house are sitting on are not included as well, they are used to build next years modular home.  All of the plumbing is roughed through the floor and that is all.  It will need to be connected when finally gets to it's permanent destination.  Electrical as well is run through underneath  and labeled in a junction box.  This way it can be run into a circuit panel at a later point.  There is NO Circuit panel, NO Furnace, NO Hot water tank, NO Siding.  The bedrooms have vinyl flooring in them, there is some extra which may be used in the hallway.  Not sure if there is enough, but is was purchased at a local retailer.  The living room, kitchen, and hallway again are up the the buyer.  The students will be back from their internships next week and hope to finish the counter tops, some of the doors, and possibly the trim.  If they are not finished, they will be coming with the home.  The main bathroom in the hallway, the closet door was a special order and has not come in yet and may not before the home is sold.  So you may have to purchase one.  The tub in the bathroom off the primary bedroom as well will need be finished off by the buyer as well at their expense.
