We always work as quickly as we can to get everybody through. ***No Refunds or exchanges. All items are sold AS IT/WHERE IS, so inspect your treasures carefully. ***WE ARE NOT RESPONSIBLE FOR ACCIDENTS OR INJURY WHILE YOU ARE VISITING THIS ESTATE SALE ***IF YOU PULL OR TAG IT, YOU BUY IT !!!! It is not fair to the other customers or the Homeowner if somebody comes through and tags MANY items, then waits and "decides" which ones they are actually going to buy later. VERY IMPORTANT INFORMATION !!!! In order to make this BIGGEST SALE IN TEXAS run as smoothly as possible, here is some IMPORTANT INORMATION you need to know: First and foremost, we have been putting our blood, sweat, and tears (literally all of those!) into setting this up in shifts around the clock for nearly a month straight, so PLEASE BRING YOUR BEST ATTITUDE, PATIENCE, AND SENSE OF HUMOR , because, unfortunately our “complaint department’ is completely worn out, so will be closed during the sale. PARKING: As of right now, parking will be along the street. Depending on the crowd, and if homeowner allows, we may be allowed to let appx 30 vehicles park in the front lot of the property. If so, we will come down and motion the allowed # of vehicles up the drive around 8:30 or 9:00. It is a narrow very narrow street, and each property has a few acres, so please try to park along the right hand side of the street ( and stay on the pavement, not neighbors grass), so that vehicles are able to pass on the road. The EXACT address will be posted at 6am on Wednesday morning. If you are an early bird, you can come by and grab a # (1 # PER PERSON that will be shopping) from the box that will be at the end of the driveway at 6am. If the #’s are already gone when you here, don’t worry, you will still get in, but there might be a short wait IN THE SHADE! We may have to limit the number of customers in (50, or so?) at the very beginning of the sale to keep everybody safe, and to expedite checkout. We’ll see how big the crowd is, and go from there though. Please know that we always work as quickly as we can to get EVERYONE in though. If others are waiting, please be mindful of your shopping time. IMPORTANT! We’re sorry, but ( as much as we love them) this is NOT a safe sale to bring children to. There will be many of you having fun shopping, and only 10 or so of us, so YOU MUST BRING (or arrange for) YOUR OWN LOADING/MOVING HELP FOR ALL TREASURES ! Our staff will NOT be able to leave out areas to help load items. Please bring your own dolly/ 4 wheel furniture movers, etc… for large items. Please also BRING YOUR OWN TOOLS( screw guns, etc…) to remove light fixtures, mounted TV’s, large furniture & appliances that may need to be taken apart to load, etc…. We have worked so hard to get this place as set up as possible, but there are treasures EVERYWHERE (including the floor, ground, etc…), so if you knock something over, or get something out that you aren’t going to purchase, please help us out by putting things back neatly. THANK YOU !!!! There are lots of steps, uneven ground, barns to explore, possible critters hiding , etc…so we recommend that you wear closed toe shoes (this is NOT the sale for flip flops, or fancy sandals !.) This entire property is so PACKED that it’s tight quarters everywhere, so YOU WILL NEED TO WATCH WHERE YOU ARE WALKING AT ALL TIMES !!! We have several areas caution taped off, so please do not go past the caution tape. This is for your safety. Just trust us, as we are ALL cut up and bruised from moving things in certain areas. If you plan to dig in the barns for the feeders fence panels, lumber, concrete pottery, and who knows what else you might find, you may want to bring gloves, flashlights, etc…

Sorry, but we can not answer pricing questions before the sale. We are doing good to have 10 minutes to take a shower each day as it is ! lol That’s all I can think of, for now, but may add some things to this list as needed over the next 2 days
This one is SOOOOOO PACKED that it's taking us almost an entire month to set up !!!!
