Auctioneer's Note: The Rosenberger Meat Market has been a staple of the Brookville Community for many generations. The property has been relatively unchanged since the time it transitioned ownership. This represents an amazing opportunity for a potential buyer to have a gigantic retail footprint on a thriving Main Street in addition to having 2 income-producing residential units. Additionally, anyone in need of shelving or grocery store trade fixtures should not miss this opportunity!
Note on real estate condition: Some leaking has been noted in the roof that has affected both the 2nd level and the main floor retail area in the north-west (butcher shop) area of the building. Single-phase electric service by Duke Energy has been turned on and is operational, however, 3-phase electric service has remained off. Duke Energy will require an additional inspection to reactivate 3-phase services. Town of Brookville water services are available; however, when the service was resumed, a leak was noted in the north-west portion of the building near the walk-in coolers. Repairs will be needed before water services are resumed by the town. Real estate and personal property are being sold as-is. Any personal property remaining in the building as of date of closing will be conveyed to the new owner with the real estate.
