Absentee Bids may be placed by calling our office at (812) 254-2220, calling Mark at (812) 486-8927 or Jeff at (812) 830-8117, or online at graberauctions.com. LIVE ONLINE BIDDING - Online bidders will be able to bid online day of auction at specified time. Graber Auctions or Seller not responsible for bidders ability to not connect to internet, or electronic problems. BUYER'S PREMIUM - There is a 3% Buyer's Premium for this auction. 3% will be added to the final sales price to determine the final selling price for the purchase contract. NOTE: Final bids are subject to owner's approval with 24 hour approval or denial period. DOWN PAYMENT (EARNEST MONEY) : A down payment of 10% of final bid price will be required on the acceptance of purchase agreement from the family within 24 hours of auction. The down payment (earnest money) may be made in the form of Personal Check, Business Check or Certified Cashier's Check made payable to Graber AUctions, LLC, and is NON-refundable and will be applied to the purchase price at closing. Earnest Money will be placed in a escrow account until closing. ClOSING - Close on property/s to occur on or before August 25, 2025 YOU'RE BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing if needed. A pre-approval letter from your lender will be required to bid if you are financing and must be turned into Graber Auctions, LLC prior to beginning of auction. CASH and ONLY CONVENTIONAL LOANS will be considered. NO other loan programs (FHA, USDA, Etc) will be considered. ACCEPTANCE OF BID PRICES: The successful bidder will be required to sign a Purchase Agreement upon acceptance of the final bid plus the 3% buyer's premium. (The final bid is subject to the Sellers acceptance or rejection). AS-IS: The property is being offered As-Is, without any contingencies. Potential buyer's may with advanced notice have an inspection of the property conducted at the BUYER'S expense. NO CONTINGENCIES.
