AUCTIONEER AND SELLER EXPRESSLY DISCLAIM AND EXCLUDE THE IMPLIED WARRANTIES OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE. Bidders should rely solely on their own inspection of all items prior to the sale and should satisfy themselves as to the usefulness, value and or condition of each item. Seller, Auctioneer and Buyer expressly agree that Buyer is responsible for and agrees to indemnify Seller, Auctioneer and their respective affiliates for any and all damages, losses, expenses, attorney fees, court costs, etc. that arise out of or result from the removal, possession or use of any items purchased at auction or any other claim regarding the use of possession of any asset purchased at this auction. All descriptions are for informational purposes only. Any error in description does not relieve the buyer or his/her agent of their responsibilities - ALL SALES ARE FINAL. Your bid is a binding contract. Terms: $7,500 earnest money deposit due at the end of the auction, to be held and payable to Rasmussen and Dittmer, LLC Trust, with the remaining balance due on or before July 30, 2025. The seller will provide title insurance in the full amount of the purchase price. Real Estate sells "as is, where is." Sale is not contingent on Buyer's financing, inspections, or any other contingencies. This real estate sells subject to Seller's confirmation.
Survey: Seller shall not be obligated to perform a survey of the real estate.
Septic System: Property is serviced by a working septic system. Its age and components are unknown.
Well: The real estate is serviced by a sand point well.
LP Tank: The 500-gallon LP tank is rented from B&B Gas. Buyer will be required to reimburse the Seller at closing for any remaining fuel based on that day's current provider's market price.
Inclusions: All appliances and any remaining personal property.
Real Estate Taxes: Current real estate taxes of $232.50 will be prorated to the date of closing, based on the last available tax statement.
Closing: Closing will take place on or about July 30, 2025. The balance of the purchase price will be payable at closing by guaranteed check or wire transfer.

Possession: At closing upon payment in full.
