Construction Details (see attached plans)

• Structure: 2x6 SPF #2 wood framing, well-insulated exterior walls.

• Insulation:

• Walls: R24 batt + 2" rigid foam (total R31+10ci)

• Exposed floor: R31 batt + 2" rigid foam

• Roof: R50 (attic), R31 (non-attic)

• Exterior finish: Horizontal siding with composite panels, trims, and flashing.

• Roof: Not installed, Vicwest Regency Metal Roof Package (color: Charcoal), vented aluminum soffits.

• Heating/Cooling: Mitsubishi MUZ-FH18NAH2 heat pump (ASHP), Dimplex electric baseboards.

• Ventilation: Panasonic FV-06VE1 ERV/HRV, Panasonic FV0511 bathroom fan.

• Energy: Meets Ontario energy efficiency requirements (SB-12, Zone 2).

• Electrical: Ready to connect, compliant with Ontario Building Code.

Additional Features & Installation Notes

• Hot Water Tank: Supplied with the home.

• Plumbing: Plumbing is accessible but will need to be connected to the water main by the buyer.

• Transport Loading: The Tiny Home will be loaded onto the trailer by Collège Boréal, but responsibility for the home transfers to the buyer once it leaves the

property.

• Siding:

• Horizontal siding for three sides (left, right, and back) in Brownstone color is provided but not installed.

• Polyroche faux stone wall panel (4 ft) is provided for the front of the house but not installed; above this, vertical siding (Gentek brand, Windswept Smoke

color) is also provided but not installed.

• Rooftop Interior: Knotty pine for the interior ceiling is supplied but not finished; must be installed when assembling the house modules.

• Windows: Four windows are already installed; seven windows remain to be installed by the buyer.

• Doors/Handles: All doors and handles are provided but not yet installed
