The Missouri Conservation Commission is offering approximately 8.7 acres of land in Shannon County, Missouri for public auction. This tract, known as Buttin Rock Access, will be sold to the highest bidder, subject to meeting the established reserve price (not disclosed). Due to its natural features, the tract is best suited for recreational uses such as fishing, swimming, floating, or similar outdoor activities.

The property is located along the Jack’s Fork River and consists primarily of level to gently sloping ground. Approximately 8 of the 8.7 acres lie north of the river and are considered the usable portion of the site. A small section on the south side of the river is considered an uneconomic remnant, created by a shift in the river channel over time.

 

The site lies within a floodplain. While no official FEMA flood maps are currently available for this location, the property’s elevation and location suggest that development with permanent improvements may not be permitted under FEMA guidelines.

 

To the best of the seller’s knowledge:

There are no known easements or encroachments on the property. Buyer to verify.

There are no formal zoning ordinances or deed restrictions in place. Buyer to verify.

Buyer is responsible for verifying availability of utilities.
