PROPERTY OFFERING
The property will be offered at Public Online�Internet Auction in two tracts:
- Tract 1 (�27.5 acres): Main house, cabins, spring-fed pond, amphitheater, and wedding-venue area.
- Tract 2 (�7.5 acres): Log cabin home with acreage.
Bidding will be conducted by-tract. The Seller reserves the right to accept or reject the final bid on either tract individually or both tracts collectively and may sell one tract independent of the other by Seller�s agreement.

AUCTION DETAILS
- Bidding End: Wednesday, Nov 19, 2025 @ 6pm EST (soft close; platform will display the official time).
- Previews / Open Houses: Saturday, Oct 25 @ 11am-12pm, and Saturday, Nov 1 @ 2pm-3pm.
- Subject to Seller�s Confirmation: Property sells with a non-disclosed reserve.
- Subject to Prior Sale: Pre-auction offers may be presented at any time before the scheduled bid close. All Pre-auction offers must conform to the �Terms & Conditions� of the auction. No list price is or will be posted.
* The Seller may accept or reject any pre-auction offer. If accepted, the auction will be canceled.


BUYER�S PREMIUM
A 5% Buyer�s Premium will be added to the high bid to establish the Total Contract Purchase Price for each tract purchase.
- Example:

DOWN PAYMENT & PAYMENT TERMS
- Tract 1 Down Payment: $15,000.
- Tract 2 Down Payment: $5,000.
Down payments are non-refundable and due by wire transfer within 24 hours of Seller�s acceptance of the Purchase Agreement, payable to John Bethell Title Co.

Down payments are refundable only if the Seller is unable to convey insurable/marketable title.

Bidding is not contingent on financing. Buyers must arrange financing prior to bidding and be capable of paying cash at closing.

A �promissory note� equal to the Down Payment shall be required with the Purchase Agreement.

SURVEY, ACREAGE & TRACT DESCRIPTIONS
Survey & County Approval Requirement
The final sale of each tract is contingent upon Owen County�s approval of dividing the property into two parcels. Buyers are responsible for a $2,750 survey fee per tract, which will be paid at closing.

Before closing can occur, the following must be completed:
- Owen County Building Codes Department review and approval.
- Owen County Mapping Department approval and entry of new tract boundaries.
- Recording of deed(s) with the Owen County Recorder�s Office.
