Each bid is, by law, an irrevocable offer to purchase and each higher bid shall cancel an earlier bid. Auctioneer reserves the right to begin each auction with a starting bid, which will be announced before the start of the auction or listed online as the starting bid and/or current bid.
There is a 10% buyers' premium that will be charged on each purchase. 10% will be added to the final bid price of the property and will become part of the final sales price at closing and funding. A buyer's premium is an advertised percentage of the highest bud and becomes part of the purchase price. For example: If the highest bid is $100,000, the buyer's premium is $100,000 x 10% = $110,000 purchase price.

Earnest money: Upon completion of the auction the winning bidder will make an earnest money deposit of $5000.00 U.S. dollars within 24 hours, made out to New Braunfels Auction Co.
Failure to execute and deliver the earnest money deposit within the required timeline after being the declared successful bidder, the bidder will be deemed in breach of the auction Terms and Conditions and could result in the bidder being banned from bidding in all future auctions.
The earnest money will be made in the form of a certified check, cashier's check, or personal/company check with an irrevocable bank letter of guarantee payable to New Braunfels Auction Company, LLC, 870 Hwy 46, Bew Braunfels, TX. Upon making payment for property, no stop payment of funds will be honored. Any stop payment order may be returned as insufficient funds and will be deemed fraudulent. The remainder of the purchase price is due upon closing and funding. All transactions must be done in U.S. funds regardless of the origin of the winning bidder.
