All bidders agree to be legally bound to these terms & conditions. All announcements made by the Auctioneer shall supersede any printed material. Boone Auctions reserves the right to deny and or terminate bidding privileges at any time. Buyers: Once invoiced, you have 24 hours to contact Boone Auctions to notify of payment arrangements. Please note that any purchase is subject to automatically be charged to your credit card on file. If you prefer to pay another way, please contact us immediately following the Auction with your bidder number and invoice number to inform us on your payment & pickup details, by emailing us at JeffBooneAuctions@gmail.com. Boone Auctions has the right to charge your card on file if no communication has been made on payment preference. Payment Terms: Cash & Check accepted with no extra fee - Wire Transfer accepted with a $20 fee from the Auction company that will be added to your invoice before payment - Credit & Debit Cards accepted with a 3.99% charge in addition to the purchased amount. This applies to onsite and Internet bidders. There is no sales tax on this Live In-Person portion of this Retirement Auction! LIVE In-Person & Online NO Buyers Premium for In-Person bidders! Save money by attending this auction on-site! Buyers premium varies for online platforms. Use BidBoone.com for 5% BP with $2,500 cap. Use Equipment Facts or HiBid platforms for 7% BP with $7,500 cap. All bidders understand that they will be liable for payment of sales or use taxes which may become due for failure to comply with the provisions of federal, state, and local tax codes for any items sold as tax exempt or for resale. All bidders understand that it is a criminal offense to give an exemption certificate to the seller for taxable items that they know, at the time of purchase, will be used in a manner other than that expressed in this certificate and, depending on the amount of tax evaded, the offense may range from a class c misdemeanor to a felony of the second degree. All items must be paid for by Saturday, March 14th @ 5 PM EST unless prior arrangements have been made. Any unpaid bills will result in revoked bidding privileges/immediate legal action. There will be a Titled Vehicle Entry Fee added to all Titled items $20 Paid by Seller & $40 Paid by the Buyer. Fee includes: Title processing (paperwork filled out and documents needed to take to your local BMV), and USPS Priority Mail (with tracking number) delivery, if applicable. Cash buyers on titled items may take the title upon payment if the title is present. Those paying with checks will receive title upon check clearing. For items noted �Title to Arrive�, titles may take up to 30 days to come in if obtaining from a lender, and or waiting to receive from the BMV. Boone Auctions will secure titles and distribute as soon as possible for each titled item. Items that say "Title to Arrive" or "Title Present" will have a title. If it does not mention a title, assume that there is not one, and that is how that item is being sold. All items that need loaded by equipment must be be removed by Saturday, March 14th. Items being driven onto trailers or pulled away have more flexibility. All purchased items become the responsibility of the purchaser as soon as the item is sold. Auction # 3 - LIVE In-Person and Online on Thursday, March 12th @ Approx. 1 PM EST.
This auction will follow the conclusion of the Farm Equipment. - An exceptional offering of Real Estate. A total of 80 +/- acres being offered in two tracts.
Tract 1 - 10 +/- Acres with a full list of great features including the 3 Bedroom / 2 Bathroom 2,092 sqft home! Downstairs is over a 1,000 sqft basement that was used for storage, utilities, and extra space! Large primary bedroom with walk in closet and bathroom. Spacious family room just off the kitchen. Stainless appliances with a newer LP Gas Stove and a newer microwave. Spare dining room and an office space just outside 2 other bedrooms. Multiple new upgrades! Within last two years this home has had all new windows and a new roof! The water softener is owned and was upgraded to a quality system in last few years. New vinyl plank flooring throughout part of the house. New carpet in the primary bedroom. The list goes on! The home has a detached 2+ car garage with a large open porch that was used for relaxing and seeing over the large yard and firepit area.
Tract 1 comes with over 80,000 bushels of grain storage! 4 Brock Grain Bins and an additional 2,000 bushel holding bin. The bins are 40,000 Bushels, 20,000 Bushels,12,000 Bushels, and 12,000 Bushels. All 4 bins have air tubes on them currently. There is no shortage of farm storage on this property as well! 2 Morton Barns - 1 has a 36x54 heated shop and 54x63 storage area. Tract 2 - 70 +/- Acres of mostly tillable farmland! Approximately 62 acres of tillable ground. The other 8+/- acres is made up of a sparsely wooded pasture space that has been used for cattle and hay over the years. As well as an approximately 2 acre pond. The Ousley's have farmed this ground for the last 50+ years that they have owned it. Wayne said he has never lost a crop on this ground due to standing water. It drains extremely well with the Chalfant Ditch that runs through the entire property. The county just put in an all new outlet on the south end of the farm.
There is 46 acres of wheat planted on Tract 2. The buyer of Tract 2 will have the right to harvest the wheat crop and split the gross vlaue of the wheat sold 50/50 with the seller. The right to bale the leftover straw has been assigned. The buyer of Tract 2 will receive $2,000 after the straw has been baled from the seller. Once the wheat and straw have been removed the buyer will have full access to that part of the farmground to do as they want. The buyer will have possession of the other tillable ground that has not been planted at closing.
