Jason Deel (referred to herein as "Auctioneer") is conducting this auction in cooperation with Baker Auction Company as the real estate brokerage firm.

Inspection
The property is available for inspection by appointment. Real estate agents may show the property to prospective buyers by scheduling an appointment and completing buyer registration.

Registration
All bidders must register with the Auction Firm prior to bidding. Online bidders must complete the online registration process. By registering, all bidders acknowledge and accept these Terms & Conditions.

Agency
The Auction Firm and its agents represent the Seller only in this transaction. Any cooperation with buyer agents or referring brokers is as a courtesy and does not create an agency relationship with the buyer.

Contracts & Deposit
The high bidder shall sign the Purchase and Sale Agreement and deliver a non-refundable deposit of 10% at the conclusion of the auction, or the next business day if after business hours.� Deposits must be made by check or wire transfer. Upon the Seller�s confirmation of the sale, the Purchase and Sale Agreement shall be binding on both Buyer and Seller and may not be revoked or terminated by either party except as expressly provided in the Agreement.

Auction Method & Closing
