DOWN PAYMENT: A down payment of $5,000 & the buyer's premium will be required on the day of the auction. The down payment (earnest money) may be made in the form of Check or Certified Cashier's Check, is non-refundable and will be applied to the purchase price at closing.

YOU'RE BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing if needed. A pre-approval letter from your lender may be required to bid.

NOTE: Pre-approved convential loans will be considered with prior arrangements made before March 26, 2026 2:30 PM by submitting your bank pre-qualification letter and how much your pre-approved for to Graber Auctions, LLC to the following email. graberauctions@gmail.com. ACCEPTANCE OF BID PRICES: The successful bidder will be required to sign a Purchase Agreement upon acceptance of the final bid. (The final bid is subject to the Sellers acceptance or rejection).

AS-IS: The property is being offered As-Is, without any contingencies.

EVIDENCE OF TITLE: Seller shall provide an Owner's Title Insurance Policy in the amount of the purchase price.

DEED: Seller shall provide Warranty Deed(s).

SURVEY: If a survey is needed, the cost will be at the buyer's responsibility.

CLOSING: The balance of the purchase price is due at closing, which will take place in 45 days after the auction, or as soon thereafter as applicable closing documents are completed by the Seller. Fees for an administered closing shall be shared 50/50 between Buyer(s) and Seller(s).

POSSESSION: Possession will be given at closing.

REAL ESTATE TAXES: Real Estate taxes shall be prorated to the date of closing.
