BIDDING ONLINE: Proper and complete registration is required. BUYER'S PREMIUM: A 6% buyer's premium will be added to the final bid. The buyer's premium, together with the final bid amount, will constitute the total purchase price of the Real Estate. Payment: A 5% non-refundable down payment of the Contract Purchase Price in the form of cash, check, or wired funds in USD are due within 24 hours following the auction with the signing of a legally binding purchase agreement. (Example: Hammer Bid Price $100,000 + 6% Buyer's Premium $6,000 = Contract Purchase Price $106,000 with a 5% Down Payment of $5,300). Arrangements will be made with the successful bidder to execute the documents either via email, the bidder’s agent, or in-person meeting. within 24 hours of the auction. CLOSING: All auctions are a cash sale with closing date and full payment due no more than 45 calendar days from date of real estate officially being declared sold. Closing is scheduled on or before Thursday, June 4, 2026. Real estate auction closings are not contingent upon appraisals, surveys, or inspections of any kind. All due diligence is to be completed prior to final bidding. Buyers who fail to go to closing forfeit the 5% down payment in full. All closing costs and wiring fees are the buyer’s expenses. EVIDENCE OF TITLE: This property is being auctioned in conjunction with the law firm of Garlock and McKinney with the condo being owned by a Trust, Victor C. Garlock as Trustee, and title offered through a Special Warranty Deed by the Trustee, subject to conveying clear title at closing. Ultimate bid is subject to Trustee approval and is not guaranteed.
