REGISTRATION TERMS: Online Bidder registration required. Barnard Auctions does not register bidders. We utilize a professional rented online bidding platform and do not control registrations. Everything SOLD AS-IS, WHERE-IS, with no warranty or guarantee expressed or implied.
This is an Online Only Auction - All Bidders registering for this auction are required to be approved by Barnard Auctions before any bids can be placed - in order to prevent an unqualified bidder from placing bids (Example: an underage person, or a person with a fraudulent bidding account). If a bidder is an existing customer, and known by the auctioneer, they will be quickly approved after online registration. All Bidders must provide name, physical mailing address, email address, telephone numbers, and credit card information for further verification. This Auction has an Extended Bidding or "Soft Close" feature. The auction begins closing at 6 PM (CST) The first item will begin to close, and an item will close every 120 seconds after. Linked lots will all extend together and end at the same time. When a bid is submitted during the Final Seconds of the Auction for a Lot, the Bidding for that Lot will be Extended for an Additional Two Minutes. This will continue until there are no longer any bids Submitted for that Individual Lot. PAYMENT TERMS: Winning Bidder required to enter into a written purchase contract the next day of online bidding closing or by next business day, as directed by the Seller's Attorney Darrin Rice - Fyie & Rice Law Office - 115 NE 3rd St - Fairfield, IL 62837 - Ph. 618-842-2666. A 10% (Ten Percent) Non-Refundable down payment to be placed in escrow (without interest) with the balance due on or before 45 days from auction date. A 3% buyer's premium will be added to the bid price to establish a total contract price, plus applicable closing costs. The down payment amount is to be placed in escrow upon signing of the written contract to purchase said real estate. The earnest money shall be held or directed by Darrin Rice. BUYER'S PREMIUM: A 3% buyer's premium will be added to the purchase. Example: If you bid $100,000.00, you will be charged $103,000.00 in the purchase contract.
