BIDDER REGISTRATION: All prospective buyers must register with the Auction Company in order to be issued a bidder number and participate in the auction. Bidders must provide proof of available deposit funds, as outlined below, at the time of registration.

BUYER�S PREMIUM: A 10% (ten percent) Buyer�s Premium will be added to the high bid to determine the Final Contract Price. The successful bidder will be required to sign an Oregon Real Estate Sales Agreement (�Purchase Contract�) and submit the required deposit on the day of the auction.

DEPOSIT: A $10,000 deposit per property will be required from each successful bidder on auction day. The deposit shall be in the form of a cashier�s check, or by wire transfer for online bidders (due within 24 hours of the auction).The balance of the Final Contract Price is due within 35 days after the auction date (July 16th, 2026 to August 20th), unless otherwise stated in the Purchase Contract. Deposit funds are non-refundable upon the Seller�s acceptance of the high bid.

BROKER REGISTRATION: A 2% commission of the purchase price will be paid to a properly licensed Real Estate Broker whose registered client successfully closes escrow on an auction property. To qualify, the Broker must register the client prior to the auction. The Broker must accompany or represent the client in the auction process. POSSESSION: Possession shall be granted at 6:00 PM on the date of closing (upon funding and recording).

TITLE: Seller shall provide standard owner�s title insurance conveying fee simple title, subject only to: current taxes, assessments, easements, rights-of-way, reservations, covenants, conditions, and restrictions of record. A preliminary title report will be made available prior to closing. Escrow fees shall be split equally (50/50) between Buyer and Seller. Property taxes will be prorated as of the closing date. The successful bidder shall be liable for breach of the Purchase Contract if they fail to perform and shall forfeit all deposit funds.
