This is a "Live Auction" consisting of 77 Acres in Washington, IN & 20 Acres in Petersburg, IN.

PROPERTY LOCATIONS: N CO RD 400 W, Petersburg, IN & 600 S, Washington, IN

~ Auction will be held in the Hornaday Park 4H Building: 1211 W State Rd 56, Petersburg, IN 47567 ~

NOTE: The owner has the right to reject the final bid on Real Estate.

DOWN PAYMENT: A 10% down payment. The down payment will be required upon acceptance of bid and applied to the purchase price. The down payment may be made in the form of a check and will be applied to the purchase price.

YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing if needed. The Balance will be due at closing.

ACCEPTANCE OF BID PRICES: The successful bidder will be required to sign a Purchase Agreement upon acceptance of the final bid. (The final bid is subject to the Seller's acceptance or rejection.)

EVIDENCE OF TITLE: Seller will provide a clear, marketable title to the purchaser. Seller shall provide an Owner's Title Insurance policy in the amount of the purchase price.

DEED: Seller shall provide Warranty Deed(s).

CLOSING: The balance of the purchase price is due at closing, which will take place in 30+/- days after the auction. The Closing Fee will be Split 50/50 between the Buyer & the Seller. Title company will be chosen by Seller.

POSSESSION: Possession will be given at closing.

REAL ESTATE TAXES: Real Estate taxes shall be prorated to the date of closing.

PROPERTY INSPECTION: Each potential Bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries, and due diligence concerning the property. Seller disclaims any and all responsibility for Bidder's safety during any physical inspection of the property.

SURVEY: If needed, buyer will be responsible for the cost of the survey.
