NOTICE OF TRUSTEE'S SALE

Notice is hereby given that default has occurred in the payment of that certain indebtedness secured by a Deed of Trust executed December 15, 2023, of record in the Office of the Clerk of the County Commission of Preston County, West Virginia, in Trust Deed Book 665, at page 799 (the "Deed of Trust"), made by Daniel L. Loughry ("Grantor") to Jennifer A. Davis, in her capacity as Trustee (the "Original Trustee"), predecessors in interest to Ian G. Henry and Andrew M. Cranston (the "Substitute Trustees" or "Trustees"), in favor of First Exchange Bank, (the "Beneficiary"), to secure the payment of a note in the amount of $123,662.41. The Deed of Trust authorizes the Trustees to act in the enforcement of said Deed of Trust, and the undersigned Trustees having received such written request from the Beneficiary to enforce said Deed of Trust, will sell at a public auction to the highest bidder, the following hereinafter described real estate, together with any buildings, structures and other improvements located thereon (the "Real Estate") on: June 23, 2026, AT 10:00 A.M., ON THE FRONT STEPS OF THE PRESTON COUNTY COURTHOUSE, KINGWOOD, WEST VIRGINIA.

PARCEL TWO: All of the following described parcel of land lying West of West Virginia County No. Route 5, approximately 1300 feet South of the intersection of West Virginia County Route No. 5 and old West Virginia County Route No. 9, more particularly bounded and described as follows: Beginning at a 5/8 inch by 30 inch rebar in the westerly right of way limits of WV County Route No. 5 at the southeasterly corner of property of Chester Fike (D.B. 616, page 385); thence with one course of the right of way, South 01° 20' 23" West 56.75 feet to a 5/8 inch by 30inch rebar; thence with a new division line through the property of Dorothy Fike heirs (W.B. 50, page 602; D.B. 262, page 394), North 73° 18' 02" West 237.14 feet to a 5/8 inch rebar in the easterly line of property of Betty Kelly(W.B. 44, page 608) at the southwesterly corner of property of Chester Fike (D.B. 616, page 385); thence with the southerly line of Chester Fike, South 87° 08' 30" East 228.75 feet to the beginning, containing 0.165 acres, more or less, as is shown on a plat recorded in Deed Book No. 632, at page 168.

TERMS OF SALE:

Sale of the Real Estate will be made by the Trustee by public auction to the highest bidder.

The Trustee reserves the right to reject any bid that in the Trustee's opinion is inadequate. The highest bidder will be required to tender the purchase price in cash or immediately available funds by the end of the day of sale. The Trustee reserves the right to accept or reject such other terms as to payment or delivery of payment as may be made or agreed to by the Trustee and the bidder in advance of the sale.
