If, having acknowledged an opening bid, he decides that an advance is not sufficient, he may reject the advance. The Auctioneer reserves the right to bid on behalf of Buyers/Seller/Secured parties.

3,000+sq.ft. cedar-shake Cape Cod features 3 bedrooms (Master BR with large dressing area on main floor) and 1.5 baths on .50+/-acre parcel. The property has been improved to enjoy outdoor living and entertaining, with a large rear deck outside the kitchen featuring built-in seating, attached 19’6”x11’6”’ screen house with fan, cable wiring and cabinets, plus a fenced 18’x36’ in-ground pool with paver walkways, tanning deck, and 2-room cabana, set far enough away from the home to allow boisterous play without affecting those relaxing near the house. Enjoy quiet contemplation on the large ‘sun tan rock’ overlooking the pool area that came all the way from a Canadian field via glacier (per SUNY New Paltz Geology Dept) with embedded fossils.

The kitchen features granite counters, glass-front upper cabinets, folding pantry storage, pull-out pantry storage, and a center island with plenty of drawers. The adjacent light-filled dining area has the same tile floor as the kitchen for easy maintenance. You will certainly enjoy entertaining in the super-spacious walnut-paneled (real wood planks) living room with a beamed ceiling and recessed lighting – it measures 30’ x 21.5’! There is an outdoor balcony/deck off the living room that overlooks the driveway and Washington Lake basin. Downstairs is a finished basement with 1-2 areas that can be used for an office or gaming. A partition leads to a large storage area with built-in shelving and the boiler room with a washer-dryer and even more storage. The foyer entry is separate and adjacent to the oversized 1-car garage, with electric space heaters for winter hobby projects.

A 500-gallon oil tank was replaced in March 2024 with a new Roth Double Wall Tank, which includes a transferable 30-year warranty to the new owner and beyond. (Note: The inground pool has been properly winterized and treated for summer conditioning. The permeable cover allows rain or snow melt to seep in but keeps out leaves and blown debris.) The entire property is comfortably shaded by old-growth oak, maple, and Hickory trees. Public water and sewer by the Town of New Windsor (old well is capped and unused).

I-84 & I-87 are only 5 minutes away, making commutes convenient. Washington Lake is across the street with BBQ, fishing, playground, and seating. ShopRite, Adam’s, Stop-N-Shop, Home Depot, Lowes, Stewart International Airport, Broadway and the Newburgh waterfront, Purple Heart Museum, Cantonment Historical site, Black Rock preserve, Storm King Mountain, Scenic Hudson Highlands, West Point Military Academy, and much more are all within a few minutes. NYS licensed associate broker discloses interest.
