Sales Finality: All merchandise is sold strictly "as-is, where-is". There are no refunds, returns, or exchanges. Buyers are encouraged to inspect all items (especially electronics and mechanical goods) before paying. Pricing & Negotiation: Items are priced at fair market value. Reasonable offers will be considered. Liability & Safety: Enter at your own risk. The property owner and estate sale host are not liable for any accidents, injuries, or illnesses on the premises. Children must remain with an adult at all times. Holding & Purchasing Policy: Items cannot be removed from the property until paid for in full. Items left unattended in a "holding area" are done so at the buyer's own risk. Item Removal: Buyers are responsible for providing their own labor, tools, and vehicles to move large furniture. All purchased items must be removed from the home by the end of the sale day. Operational Policies (for the host/company) Number of Shoppers allowed in house at a time: Ten to 15 people Property Access: Bathrooms are closed to the public. Off-limit rooms (like private bedrooms, basements, or owner offices) will be locked or clearly taped off. Bags & Purses: Large backpacks, over-sized handbags, or large shopping bags are often prohibited to prevent accidental damage and theft.
