Terms and Conditions:  This home is over 4,000 Sq. Ft. of Living Space in the Main House and Also Includes a Guest House.  Tile flooring throughout the home with a spacious family rooom and bedrooms. This home offers comfortable living space with plenty of room for those family dinners or plenty of room to host dinner parties, birthday parties and more for family and friends.  This home will be sold in AS-IS, WHERE-IS condition at the time of the auction.  All interested buyers are encouraged to make any and all inspections prior to the auction.  Information gained through property inspections will be for the buyers information only and will not have any bearing on the purchase of the property.  This property will be offered at auction without any financial or lending  requirements.  All buyers are welcome to obtain financing of their choice, but all financing must be in place prior to auction.  The purchase of this property at auction will be treated as a Cash Purchase without any inspections or lending contingencies.
The winning bidder of the property will be required to provide a $7500.00 Dollar Non-Refundable Deposit the Day of Auction.  The Deposit Only will apply towards the purchase of the property upon a successful closing of the transaction.   The property will be sold with a 10% Buyer's Premium in addition to the winning bid amount.  The Balance of the Transaction which will include the Winning Bid Amount and the 10% Buyer's Premium will be Due approximately 30 Days from the date of the auction.   The Buyer's Premium is not considered part of the Non-Refundable Deposit.  The BUYER will forfeit the deposit if they are unable to successfully close on the transaction.  Should the SELLER not be able to successfully close the transaction, the deposit shall be returned to the bidder.
