Real Estate Auction Terms and Conditions:

Please note that winning bidders will be required to make a 10% non refundable deposit to Whatman Realtors & Auctioneers 1160 Lexington Ave. Mansfield, OH 44907 within 48 hrs of seller confirmation of sale. Winning bidder will also be required to sign a Real Estate Auction Contract, Auction Terms and Conditions, and any other applicable documents within that time frame.

Buyer Accepts Property As Is. Sale is not contingent upon Inspections, Financing, or Appraisal. Any personal items remaining at the property as of closing will transfer with property.

This will be an Online Only Auction.

Any inspections to be done prior to auction closing day. Property sells As Is

There will be a 10% buyers premium added to the final bid price to arrive at the contract sales price.

10% non refundable deposit, Per Parcel, to be made by winning bidder within 48 hours of auction close. Balance due within 60 days.

Property sells with seller confirmation (reserve)

Possession on closing.

Buyer is responsible for title search and title insurance. Buyer will be required to purchase title insurance on the property in the amount of the purchase price, no exceptions. Southern Title in Mansfield, Oh will be the closing agent.

A preliminary title search has been done by Southern Title, and is available upon request. Property Sells AS-IS.


Whatman Realtors & Auctioneers represent the Sellers in the Auction. If for any reason the sellers are unable to close the transaction, contract will become null and void and deposit returned to the buyer immediately.

All Acreages are approximate, and subject to actual survey. If the property sells as a whole or in any other way that does not require a survey, property will transfer on a conditional transfer. Purchase price will not be adjusted to reflect the results of a new survey. Bid prices are for the whole on each parcel, not a per acre price.

If property sells in parcels and requires a survey, seller will provide survey

Buyer agrees to keep properties in CAUV. If property is elegible for CAUV and buyer elects to remove the property, buyer will pay recoup. If any Parcels are not elegible for CAUV at closing, seller will pay recoup on those parcels.

The parcels in this auction will be new splits from Richland County Parcel numbers 054-38-149-07-000, 054-38-149-08-000, and 054-38-149-09-000. All taxes etc will be TBD based on the new splits.

INTERNET OUTAGE: In the event of an internet outage that would affect the auction while live bidding is taking place Whatman Realtors & Auctioneers reserves the right to suspend and resume the auction at a later time or date.

RESERVE AUCTION: All Whatman Realtors & Auctioneers "online auctions" are "Reserve" auctions. Therefore the auction company reserves the right to establish or change bidding increments, remove items from the auction, split or combine lots, add minimum bids or reserve prices, cancel, suspend, extend or reschedule an individual item and or auction event. Suspend or cancel the bidding of any buyer at any time. Change, modify, delete, or add to descriptions, photos. Change auction closing time, inspection, or removal times. Rescind the sale of any or all items regardless of high bid upon auction conclusion. Whatman Realtors & Auctioneers permits the registration and bidding of any party as long as they meet the registration requirements and terms and condition including sellers, members, owners, employees and associates of Whatman Realtors & Auctioneers. The auction company is not responsible for technical or communication problems, website outages, browser incompatibility or any connectivity issues.
