Located just a couple of miles from Downtown Norfolk in the Olde Huntersville neighborhood. The City of Norfolk offers 3 parcels between approximately 2,500 - 3,800sqft residential zoned parcels. It is also close to mass transit, military bases (Norfolk Naval Station, Portsmouth Naval Hospital, and Norfolk Naval Shipyard), Old Dominion University, Norfolk State University, Virginia Zoo, Barraud Park, Lafayette River, and the Elizabeth River.

 

These properties are sold with the below purchase requirements that shall become restrictive covenants encumbering the property:

 

1. Buyer agrees to construct a single-family home.

Buyer, in any instance in which Buyer purchases two or more contiguous lots, agrees to combine by subdivision all parcels sold to create one parcel at Buyer’s own cost and expense. Buyer shall complete the City’s procedures for subdivision review and approval before commencing any construction on the Property.

2. Buyer agrees to meet with the applicable neighborhood Civic League at a time and place convenient to both Buyer and the Civic League governing body. Contractors and developers will be required to present a building plan to the Civic League.

3. Buyer agrees that construction of a residential home on the Property will start within 9 months after the date of transfer on the deed from the City to Grantee and must be completed within 12 months after that date. The date of completion of construction shall be the date that a Certificate of Occupancy has been issued for the home.

4. Buyer agrees that any and all new single-family home construction will be homeowner occupied for a period of 7 years from receipt of a Certificate of Occupancy. No leasing of the newly constructed single-family home shall be allowed during this period.
