Buyer's Premium The greater of 4% or $3,000 Buyer’s premium will be added to the final bid price accepted and be made a part of the total purchase price on the Real Estate Purchase Contract Agreement. Buyer understands and agrees to pay a Buyer’s premium. EARNEST MONEY DEPOSIT A $5,000 cash, cashiers’ check to Christian Saunders Real Estate as a deposit at the conclusion of the bidding and immediately following auction shall be tendered from the high bidder. Should the successful bid not be accepted, or Seller is unable to complete the sale, all deposited funds will be returned to the Buyer. Checks tendered as deposit money monies maybe held uncashed until the execution of this agreement. Auctioneer requires bidders to place the deposit on account before allowing them to bid but will only deposit the check of the successful bidder if the seller accepts and executes the high bid contract CLOSING(Settlement) Closing shall occur on or before the 30th day after the execution of these terms. Title to property shall transfer to Buyer at settlement by Special Warranty deed free and clear of any existing mortgage, prior lien and/or encumbrance; excepting utility service easements and/or other reservations, covenants, restrictions, and/or easements running with the land in the prior chain of title as recorded in the Public Record. Title provided shall be good to the extent that it is full insurable by a reputable title insurance provider at its normal rates. All cost of title insurance shall be in accordance with standard rates as provided herewith and at buyer’s expense
