HOW THE SALE WORKS
Every sale we have, we sell all the items well below retail value and try our best to be as quick and efficient as possible. With such great deals, sometimes there will be a line to get in, or to pay, and we ask that you are patient with us so we can help everyone get what they came for!

We offer some things a lot of other estate companies don't....

--We WILL HELP YOU CARRY ITEMS OUT to your car and may even be able to deliver in certain cases.

-- We will be able to arrange a later pickup date if you cant take your large item right away. (must be paid in full to hold)

--We will sell items over the phone after noon the first day of the sale.

This is an in person estate sale where items are sold first come first served (so get there early) to the first person that gets the item. There is no bidding or online sales and we DO NOT SHIP ITEMS, but will hold an item for pickup (with credit card payment on the phone) after noon the first day of the sale.

We price 90% of items offered for sale. We don't price little things like individual kitchen items, trinkets, etc. All the items of significant value will be priced. We sell all items well below market value. All items are sold AS IS and there are NO RETURNS, refunds, or exchanges. If you break something, we expect you to pay for it.

No one is allowed in early, and no prices can be given out before the sale. Please do not call and ask for pricing before the sale. The door opens when we open the sale (normally 8am) and we allow as many people as possible into the sale while still maintaining order. You can wear a mask or not, unless there are state or local laws, it is up to you!

We will post a list outside the garage so that people arriving early in the morning or the night before can sign in. This list determines the order people will be let into the sale as we will probably have a line in the morning. (we do for most sales).. You are welcome to stand in line, but the list determines the order you get to enter.

**In the past we tried adding names of frequent buyers or people coming from far away to the list via phone, but found that they don't always show up, and it creates friction with those that make the effort to just come to the sale in the morning. In order to be fair, we will no longer be adding names to the list, you must show up and get yourself on the list. We understand that someone may want 1 or 2 items, or has to drive a distance, but when you are getting deals like we offer, you should get in your car and come to the sale! You will always find something you didn't see that will make the trip worth while. We are happy to answer questions about items, but please don't ask for prices, or to buy items before the sale..

PLEASE PLEASE park legally and respectfully. Parking will be on one side of the dirt driveway leading up to the home and some spots around the house. Do not block the driveway or another vehicle. We will have an attendant outside to assist if you need help.

For payment, we take CASH, and cards if you don't have enough to cover entire purchase or just forget, but with a strict $100 minimum and $500 maximum. NO CHECKS please unless we know you. If you are local, or own a business, that's great, but doesn't count. If you need to pay with a check and we don't know you, call us at least a day before for authorization. Your best deal with be with CASH!

Not responsible for damage or injury if we help you move items or deliver.

You can make a pile of items to make sure you get what you came for, but must purchase in a timely fashion. Please do not tag items sold on your own without prior authorization. Items are not considered sold unless they are in an approved pile or a price is agreed upon. We reserve the right to ask you to settle up with your pile at any time.

No FOOD OR DRINK other than bottled water allowed inside the home

If you break it, we expect you to buy it, please handle items carefully and keep an eye on your children.

We will answer questions about items if we can. We are not always at the property but will do our best to answer questions. In most cases we will not be able to provide measurements of items until the sale begins.

All items sold as is with no warranty or guarantee, please test items before purchasing. We cannot let you fire up the millennium falcon in the garage, but will make sure you can test your items before you buy them.

You enter the property at your own risk. The company or customer not responsible for accident or injury.
